Whoever said comfort zones are something you need to get out of?

Our passion is creating comfort zones that free you to think, create and live safely, comfortably and efficiently.

For more than half a century, the Rhatigan (rad-again) Student Center has been a vital hub of the Wichita State University campus.

As one of our longest customer relationships, BCS has supported the building’s automation system for decades.

When the building went up in the late 1950s, energy efficiency wasn’t exactly at the forefront of everyone’s minds. So when it came time for a total renovation in 2010, correcting the multitude of mechanical issues and sustaining energy efficiency became top priorities.

The goal was to completely gut the interior, add 60,000 square feet, and modernize the space and amenities to accommodate the needs of today’s students. All without increasing utility bills.

It was a dauntingly complex challenge. One that our team immediately embraced.

The project was scheduled in phases while part of the building had to remain open to the students throughout the entire renovation. We also had to tie onto some of the existing equipment while adding new controls.

These systems also had to integrate with equipment supplied and installed by a variety of vendors.

Like we said, a challenge.

Completed in fall 2014, the modernization has proved wildly successful.

Today, individual sets of rooms can be remotely controlled using variable air volume boxes. Occupancy sensors detect vacant rooms and adjust to energy saving temperatures accordingly.

And lighting controls and utility monitoring further enable the facility manager to operate and manage systems throughout the entire building like food service refrigeration units. Because you know, food is very important to college students.

And while all of that is fantastic progress, the real victory is that the hours of the center’s operation had to be extended by 29 hours a week, since students flock to use and enjoy the university center as never before. So to answer your question, “Well, did you do it without increasing energy bills?” let’s recap.

That’s 60,000 more square feet, extended hours of operation, and power to more TVs, lights and individual computers than ever before. All of this and the center has experienced a 40% drop in energy consumption.

We call that bringing the relationship between building and occupant into harmony.

We also call that a very happy customer enjoying their comfort zone.
