AREC Tips Video 2 
This is a video directed at licensed Alabama real estate brokers that informs them of little known changes or details about Alabama real estate law. It should be read with a warm "Did you know" sound that engenders warm feelings and does not feel condescending. We are looking to create a series of videos with a similar feel of informing and aiding the public.

How do you define your “immediate family?” Does your definition include your spouse, your kids, your grand mama and granddaddy, your parents, aunts and uncles, and cousins? Oh yes, better not forget the in‐laws. Well, when it comes to entering into a real estate transaction, Alabama License Law has its own definition of “immediate family.” Section 34‐27‐2 (b) (1) says that one does not have to have a real estate license when one is involved in a real estate transaction of “ his or her own real estate or the real estate of his or her spouse or children or parent.” There it is – immediate family is self, spouse, child, or parent.

However, if you are watching this, then you probably have a real estate license. Therefore, the law is more specific and restrictive as to what you, as a licensee, can or cannot do when dealing with your own real estate. 34‐27‐84 (a) (6) says this: if you are acting on your own behalf, or on behalf of any member of your immediate family, then you must provide prior, timely written disclosure of your position and your relationship to those family members to all parties in the transaction. Notice those three important words – “prior,” “timely,” and “written.” Where is a good place to accomplish this? Why, in the sales contract, of course!
