AREC Tips Video 1 
This is a video directed at licensed Alabama real estate brokers that informs them of little known changes or details about Alabama real estate law. It should be read with a warm "Did you know" sound that engenders warm feelings and does not feel condescending. We are looking to create a series of videos with a similar feel of informing and aiding the public.

Hey, brokers, you might want to pay special attention to this one. Alabama License Law, Disciplinary Action, paragraph ********************* (a) (31) says that it is a violation if you, the qualifying broker or company, fail to keep in your files, copies of all contracts, leases, listings, and other records pertinent to real estate transactions for a period of three years.

Now we know that you qualifying brokers are aware that you must retain listings, leases, and sales contracts for three years, but the words that we need to examine here are “other records pertinent to real estate transactions.”

Do you realize that, included in the definition of “other records pertinent” are failed offers to purchase real estate. That’s what I said – offers that never became completed sales contracts. Offers that never “ripened” into a sale. It is our opinion that many qualifying brokers in the state of Alabama do not keep unsuccessful offers to purchase.
